16 Acre Equestrian/Smallholding Brittany France

<img src='http://www.greenshifters.co.uk/./pictures/listings/th_medium_967_32.jpg'; align='left'; height='90'>Large farmhouse with 16 acres of land for sale in Brittany France with outbuildings, stabling and income potential. Beautiful rural setting with excellent out riding. Yet not far from the town of Carhaix Plougeur and all its shopping and leisure facilities and in the other direction the picturesque town of Callac. And just over an hours drive to the north, south or west coasts of Brittany.

Brief Description of the House.

The original farmhouse dates from around the turn of the century and benefits from a large modern extension. (There is still some minor internal finishing off work in the old part of the house to do).

First Floor

Entrance porch leads to large hall way with stairs leading to second floor.
On the right is the original kitchen now used as a utility room and on the left of the hallway is the downstairs toilet and shower room, housing the hot water boiler.

From here is a further room, currently used as a studio but could be used a forth very large bedroom. The hallway leads to the new part of the house where you will find a very large kitchen dining area and the lounge with large wood burning stove. There are patio doors leading to the garden. The kitchen is modern and well equipped with laminate flooring. From this room is the doorway and stairs leading to the cave (garage).

Second floor

The stairs lead to a large landing and on the left are two double bedrooms and a small box room (used as an office). Following the landing round to the right (now in the new part of the house) there is a large open area which house the owners books and computer with broadband internet connection. From here is the door to the large bathroom which has a wc and wash hand basin with separate shower and a large corner bath, velux window with views over the garden and fields beyond. The master bedroom is also to be found here, very large and airy and with lovely far reaching views over the surrounding countryside.

Ground Floor

This area provides garaging with sliding doors.

Outside

Opposite the side of the house is a wooden garage or workshop.

Within the courtyard area is an old cottage which in recent years was used as a very successful horse feed and tack shop, but with planning could be converted into a lovely little gite giving letting income. Besides this is a metal shed currently used as the log store.

From the courtyard is the path to the large 4 acre field directly behind the garden where there is a large barn (hangar) and large field shelter suitable for four horses. The barn has full planning to be enclosed and to put loose boxes in should the buyer wish, but at present is enclosed on three sides and houses the tractor and various agricultural equipment, which will be included in the sale, Including a square baler to make your own organic hay.

There have been no chemical used on the land for over 10 years. The pasture is very good quality.

To the side of this field is the remaining land including 4 acres of mature native woodland, which provides an endless supply of wood for the log burner.

The bottom pasture has a river boundary. There is also a small separate piece of popular woodland right next to the river. These areas were often planted by French farmers as a form of inheritance for their children and can either be harvested at sometime providing revenue or left as a conservation area.

The Farmhouse sits in its own land and is not overlooked by any other property. There are neighbours in the small hamlet 4 French and 1 English holiday home. All the neighbours are friendly.

This is a very special part of Brittany and it is one of the few areas where time really has stood still and things are still done the way they used to do them years ago. The local farmers are all organic farmers and still use horses for some of the tasks on the farm. The countryside is unspoilt and there is excellent out riding directly from the property.

Mains electricity and water connected and private septic tank drainage (fully compliant).

For more information and photos please email with your enquires.

Would also consider an exchange for similar property in the UK with at least 3 to 5 acres and a cash adjustment if necessary (either way) Cornwall Devon Preferred.

Cortijo Farm in Stunning Alpujarras, Spain

<img src='http://www.greenshifters.co.uk/./pictures/listings/th_medium_965_32.jpg'; align='left'; height='90'>FOR SALE: CORTIJO FARM IN STUNNING ALPUJARRAS SPAIN (Reduced price)

LOCATION
The Cortijo is one of three farm houses located in the Contraviesa on the A348 between Torvizcon and Cadiar. A popular area for walking, cycling or just relaxing with a drink and tapas.
•	Malaga Airport 90 miles
•	Almeria Airport 65 miles
•	Granada Airport 60 miles
•	La Rabita (Coast) 30 miles

LOCAL INFORMATION
This absolutely charming Cortijo is situated near the village of Torvizcon which is a tranquil village of the Granada Alpujarra region where one can enjoy their delicious food, locally made hand crafts & the stunning natural countryside.
It is also located near the village of Cadiar which is a lovely Alpujarran village with several public facilities such as a Primary & Secondary school, Police Station, Health Centre, various banks, shops, bars & restaurants, a public swimming pool & children’s play area.

THE HOUSE
On entering this magnificent house one finds a large hallway. To the left of this hallway is a sizeable family bathroom which has a laundry room. Further down the hallway is the entrance to a significantly large split level kitchen which has a dining area & a cozy living area equipped with a wood burner. Towards the end of the hallway is a spacious bedroom with a dressing area & there is also another room which is currently being used as the third bedroom. To the right of this hallway is a doorway which leads to an enormous fully productive wine Bodega with 3 large wine vats. This Bodega also has its own exit door to the outside.

The hallway also has a staircase which leads to the second floor of the property. On entering this capacious second floor one finds a delightful living area with a wood burner & double doors to a vast roof terrace which has spectacular views of the surrounding land and mountains. This terrace is a delightful place to spend sunny afternoons. Off the lounge area there is also a double bedroom & a dining room. From the dining room there is a doorway which leads to an immense room which is called a Lagar which is used to process wine. This area could easily be converted into a garage, or walled patio, alternatively it could be converted into extra living space as it too has its own access. Next to the Lagar is a very large store room which again could be converted into extra living space as it is structurally situated next door to the living area, so a knock through is a possibility.

Attached to the side of the house there are stables (approx 100m2) which are connected to mains water & solar electricity, as is the entire property. This area could be converted into a separate self contained apartment if wished as it has its own entrance. This property also has a telephone line & Internet connection.
The house is powered by a good Solar system, so no more electric bills.

This property is fully legal with all papers, registrations, Escritura (Deeds), land registry certificate and taxes paid up to date

LAND
The land consists of 30 Hectares (75 acres), the three main crops being Almonds, Figs and Vines all traditionally farmed and managed by two people, three dogs and a land rover. The crops are sold locally. There is also several types of fruit trees, walnuts and a large Saffron bed.
Amongst the land there is a large ruin close to mains water, and with the right permissions another dwelling could be built
No special skills or prior knowledge is required for this type of farming which is currently farmed without the use of any chemicals.

3+ Bed Cottage / Country House / Small Holding

We are Nic (39) Jen (29) and Ryan (9) Looking for a 3+ bed property on a small holding / farm / or at least a property on a bit of land. Using Beaconsfield/Gerrards Cross, High Wycombe, Wooburn Green as central 'commuting' areas

We are not too concerned with modern fittings and are looking for a long term let, where we can settle our family. To go somewhere I could give up office work and work on a farm would be great, although we are both currently Employed full time! We have cats and chickens, and would ideally like to expand our little animal family.

What would be nice for us is a landlord that wouldn't mind us working on the property/house. We are very loyal and honest tenants with an extremely well behaved son and friendly well behaved cats (and chickens) We have excellent references if required. We pay competitive rental rates, look forward to hearing back from someone soon.

<img src='http://www.greenshifters.co.uk/./pictures/listings/th_medium_962_32.jpg'; align='left'; height='76'>2 bedroom stone house with large barn and 16 acres for sale near to Tourtoirac in Perigord Noir.

Charming 2 bedroom house situated in a very peaceful area, without being too isolated.
The large barn would be suitable for conversion into gites. The large amount of land included with this property make it ideal for horses or other livestock
The accommodation is all on the ground floor and comprises: entrance into living/dining room (26m²) with open fireplace and wood burner, kitchen (7m²), bedroom 1 (12m²), bedroom 2 (25m²), shower room (5m²), utility room (6m²).
Convertible attic space (18m²)
Barn approx. 200m²
This house is immediately habitable, but could do with updating. The property is situated in very pretty countryside on the edge of a hamlet, just 1 1/2kms from a riverside village with shops, school and a restaurant.
The 16 acres include approx 6 acres of hard wood trees. Mainly oak with some hornbeam so heating will never be a problem
The new airport at Brive is less than an hour and those of Limoges and Bergerac are at about one hour and a half.
It would be possible to leave £50,000 on a mortgage subject to the usual safeguards - payable over 7-10 years.
Stream and pond - depending on weather.
Planning permission exists for a house on the land.

6 Bed Rural Property

<img src='http://www.greenshifters.co.uk/./pictures/listings/th_medium_958_32.jpg'; align='left'; height='90'>Rural house with 210 m2 floor area and large terrace (52 m2) with lovely views of the hills. It is situated in 2.5 hectares of orchard and chestnut woodland right on the edge of the pretty and traditional village of Fuenteheridos.

Unlike many rural properties in the area, the house has many modern conveniences including mains electricity, mains water, and fixed line telephone with reliable broadband internet access. Downstairs: large living \ dining room, kitchen with breakfast area, utility area, separate WC, bathroom & WC. Upstairs via main staircase: 5 bedrooms and 1 bathroom; separate access to large bedroom with en-suite shower room & WC.

An ideal property for self-sufficiency, the land benefits from 2 electrically-pumped wells, a large water reservoir which doubles as a swimming pool in summer and a watercourse fed by the village spring or “fuente”. The orchard contains productive fruit (mainly pear and apple)and nut (walnut, hazelnut) trees and is separated from the half-hectare of chestnut wood by the watercourse. There is plenty of space to keep chickens, grow vegetables and graze horses, sheep or goats.

The area surrounding the property – the Parque Natural de la Sierra de Aracena y Picos de Aroche - is famous for its walks, spring flowers, wildlife, history, natural beauty and gastronomy – the world-famous Iberian ham or jamón ibérico is produced here and many types of wild mushroom grow in fields and woods.

Convenient access to the amenities of the local town, Aracena, 10 minutes’ drive away. It is only an hour’s drive to the wonderful city of Seville and less than two hours to the coast, the Costa de la Luz.

"Hello, I am looking for a property to rent in Devon / Cornwall with a large garden, or land, smallholding. We train dogs and would like the opportunity to be able to rent a property so that we may start to build our business,,We would also like to become Self-Sufficient and also to expand on our plans.Growing our own food and living a productive life. All we need is the right landlord/lady to be able to let us a property which will give us the opportunity to grow. I Andy am a full time career for my partner Lisa. And hold a current HGV license and will be working part time We have a 16 year old daughter who will be starting college next year. Lisa is in receipt of disability benefit along with other benefits, the only reason we are on benefits is because Lisa can't work due to her disability and I am unable to work full time due to being Lisa's career. We have been trying to find an understanding and sympathetic landlord/landlady who can understand that because we are UNABLE to work full time and need benefits to help support us that we would be a bad tenant due to being on benefits, the simple truth to this is that due to our situation we are unable to lose a job due to not being in employment so therefore our income will stay the same, we are entitled to full housing benefit and this will not change, unlike if I was in employment at this very unstable time and at risk of losing my job and then not being able to pay the rent. We also show dogs, so the need for a suitable garden is essential as you can understand. We would be happy to pay the deposit and we would also be happy for you to hold a separate deposit to assure you that our dogs are of the uttermost behaved and trained, so we would be happy to supply you with this additional deposit, we would need to apply for housing benefit due to our circumstances. We are a looking for a quiet rural place with large gardens. they are very well trained and are above your standard run of the mill dogs and owners. , thank you for taking the time to read this. and we hope to hear from you.................... "

Hillside Smallholding in Andalucia

<img src='http://www.greenshifters.co.uk/./pictures/listings/th_medium_954_32.jpg'; align='left'; height='80'>*** Now reduced ***

A character mostly-restored farmhouse set in fertile olive and almond groves. Incredible tranquil and private location 10 minutes from nearest town with lovely mountain views. Aside from the large property there are several watered terraces with numerous trees including olives, oranges, lemons, almonds, grapefruits, tangerines, figs, chirimoya and pomegranates.

Until last year it has been a working organic smallholding, with livestock (chickens, goats and a donkey) and it would be a great project for someone to continue. A wide range of plants grow here and it is possible to produce everything from apples and chestnuts to bananas and avocados.

The property includes a separate casita (small 'house'), water supply, mains electricity connection (currently has powerful solar system), furniture, satellite and broadband internet etc.

There are also some outbuildings and a ruin, which could easily be converted into further accommodation. Some restoration work still needed (internal plastering, plus the renovation of the outbuildings) hence the lowered price.

Set in a rural yet accessible mountain location, five minutes' drive up a semi-paved track, the property is 30 minutes from the coast, 50 minutes from Granada and 10 minutes from Orgiva.

The people living on the hillside are very friendly and are always willing to help out (neighbours are variously Spanish, Danish, Dutch, German and English).

Water is plentiful here as one of the main acequias (irrigation streams) runs right through the land and there are numerous nearby springs. There are also two large storage tanks associated with the property. Also, with its south facing aspect there is hardly ever a lack of sun for electricity.

In the garden and on the surrounding land you are likely to see a lot of wildlife - mostly birds - but with the occasional wild boar.

If you are interested, I can send an information sheet with all the particulars about water supply, property deeds etc. Similar properties on this hillside are for sale at much higher prices and we are only selling because work took me away to Denmark.

This is the perfect place for a couple or family wanting to live a low impact lifestyle and there is a great network in the local area of like-minded people. There is potential to rent out part of it for holiday accommodation or to build another property on an adjoining parcel of land (subject to PP).

Note: this property was withdrawn for a while but is now back on again, so if you previously enquired and were told that it was no longer available, please do so again if you are still interested.

3 Bed Town House in Lancaster

<img src='http://www.greenshifters.co.uk/./pictures/listings/th_medium_952_32.jpg'; align='left'; height='90'>A three bedroom, terraced, house in the sought after, Freehold area of Lancaster.

An exceptional house on four floors with a well designed and executed extension giving a unique light and spacious feel to the dwelling; this, we believe, is the only house on Ullswatwer road boasting such freedom in it's living space; it will soon be copied by many.

We have opted to leave re-decoration to the new owners because re-decoration is usually cited as a good selling feature but not as something adding to the value of the property. Incoming housholders like to make their own mark straight away and there are quite enough other reasons for falling in love with 16, Ullswater Road without us resorting to "powder and paint"!

The property is entered, at ground floor level through a small vestibule with a stained glass door to the hallway. Hand crafted round topped doors lead to the front reception room, with bay window and working gas fireplace and also to the living/dining/kitchen area. Your breath is taken away as you are hit by the sudden light from the back of this room, Triple doors and a double opening window, all with returning lights above give an artists studio feel but you soon realise that this room has more in common with a farmhouse kitchen with it's wood burning stove, oak kitchen units and original pine flooring. On aproaching the doors you gasp as you see that you are aloft with the birds at tree top level above a garden sympathetic to wildlife and the kitchen table alike.

Moving downstairs from the living room you enter another unique feature of this amazing house, the basement has been extended to the same dimensions as the room above with another wood burning stove and parquet flooring. Beside the back door to the garden is a shower room with wash basin and WC which, combined with the kitchen corner, including sink and plumbing for washing macine and space provided by the front cellar, as yet not updated, would make this floor ideal as a seperate appartment for Granny or older children. it is currently equipped as an instrument makers workshop, proving the versatility of this luxurious space. The full width glazed doors and windows would also make it a super garden room.

The garden with it's winding path has small lawned areas, a pond, vegetable beds, holly and willow trees and flowers popping their heads out from every nook and cranny. The back gate leads to a rear entrance alleyway.

Moving back upstairs and on to the first floor we pass through another stained glass feature door in to the bathroom which, with yet more original pine flooring, is just stunning. A large space with original storage cupboards and a picture window giving spledid views across the city to the Castle and Priory. The original cast iron bath, WC and wash hand basin have been retained. There is a shower above the bath and the new (2011) boiler is housed in one of the cupboards.

Across the landing is the 1st. floor bedroom, large enough to make a bed sitter/study for a young person, easily accommodating a double bed, wardrobe, desk and chair. A light airy room with a large window to catch the morning sun.

Moving on up to the second floor one finds storage cupboards on the landing and two more double size bedrooms entered through the original ledged and braced doors. The largest matches the one below and the smaller one boasts more views of the Castle, priory and across Morcambe Bay to the mountains of the Lake district, quite something to wake up to!

The entire property including the extension is built from local stone, is fully double glazed with wooden window frames all recently fitted and has full gas central heating with a new boiler.

Ullswater Rd. has two corner shops, a chemist and a Post Office. Within easy walking distance are the Gregson community art centre, the Dukes independant cinema and theatre and of course, Lancaster city centre, a gem which has not been taken over by commercial giants. If you were dropped blindfolded into this city, when you opened your eyes you would know exactly where you were! The local "It's Our City" group, intend to make it stay that way.

THE ROOM SIZES
