This villa is actually listed for sale on this site. However as another option I am considering finding a trustworthy (not always easy!) animal lover who would like to rent this villa on a nominal rent in return for keeping the garden under control and tidy AND running a small emergency dog (and cat) foster place.

I run a small charity to help stray dogs and cats in Bulgaria. Through this I support a couple of Bulgarian run rescues. However, these places are always struggling for foster homes for the dogs. The villa would be perfect for a small rescue (no more than 8 TO 10 dogs) where we could house emergency cases for a few weeks until a more permanent home could be found and so we can get dogs out of the local kill shelter. It is securely fenced and dog proof as I used to live there with my 7. At the bottom of the garden there is a barn split into 4 pens where the former owner used to breed rabbits and I used as dog pens. These need a little work to get more cosy. There is also a barn to rear of villa which could have a few more pens in it.

The villa is split into 2 one bed apartments. It is currently unfurnished.

The idea would be to get someone in long term.
This person or couple must:

- have references that can be checked
- provide 2000 E deposit (had too many people stay and run off leaving high bills)
- must have a provable source of income for general living costs and to pay bills (realistically need 300E/mth)
- ideally will need to drive and have transport
- be fit and healthy and love gardening and animals (dogs particularly)
- keep good communication through the internet

The nominal rent of £50 a month will actually be used to pay for dog food etc.

This is just an idea as I have already been ripped off to the tune of a few grand by a couple that rented one of my houses through this site last year and by others in the past. But if the right person was to come along.......

This is a lovely villa, fully renovated in 2007 (new windows, new bathrooms, new kitchens, new tiling, new doors etc) with 800sqm garden being done in 2009 and 2010 with patio areas, gravel areas and paths.

The villa is split into two apartments and would make an ideal holiday home as very secure or a good high yield rental property. It has been rented out for around 150E/mth for last 2 years. The ground apartment leads out onto a large terrace, covered with vines. There is a shed/barn at the back of the house for storage and also a barn at the bottom of the garden

The garden has numerous fruit trees - peaches, apricots, apple, cherries and has been landscaped with paths, patio, grass and bushes.

Internet is already connected but needs re-activating and satellite TV and a landline are all easily connected.

I bought this villa back in 2006 and had it renovated and decorated it myself while I was waiting for my new house to be built around 40 minutes away. I lived in the ground floor apartment for a year and rented out the upper apartment. I then moved into my new house in summer 2007 and rented this villa out on longer term lets for around 150 to 200 Euros a month. For anyone wanting to carry on renting the villa out and get a small source of income from the property I can help find you tenants.

The villa is ready to move into. You will just need furniture. The garden was landscaped in 2009 so as to be easy maintenance. Around half is laid with gravel underlaid with thick plastic to try and stop the weeds and there is a patio built in the garden and paths. There are many fruit trees and a lot of grape vines. Plenty of room for growing vegetables and the little barn at the end is ideal for keeping chickens, or the odd goat or sheep.

The villa is in a very quiet area, on the edge of the village overlooking fields. There are no immediate neighbours as the plot on each side are just worked as allotments.

After the latest long term tenants moved out in late spring 2010, the villa was completely deep cleaned, with walls being washed down and some areas were re-painted. A couple of cracked roof tiles were replaced and the septic tank was recently emptied. It has not been used since but has been regularly checked and cleaned.

The village is called Rakitnitca and is around 15km south of Stara Zagora in central Bulgaria, on the road to Chirpan and Plovdiv. The village has 2 or 3 decent shops selling all the basics and a couple of small cafes also serving basic food and a post office. You are around two and half hours from Burgas on the coast, although once the new motorway in completed (likely to be another 2 or 3 years minimum), the route should be much quicker. It is around an hour to Plovdiv and about two and half hours to Sofia. Ryan Air commences flights into Plovdiv in November and Easy Jet flys into Sofia. You can also get scheduled flights into Sofia and Burgas. There are regular buses through to Chripan and Stara Zagora. There are two gravel parking areas but usually Ieft the car on the lane outside as its a perfectly safe area.

For sale for offers around £18,499 - can be paid in instalments over next 6 or 18 months (with 25% deposit - can then move in).

A 30 year old villa in a large village close to Balkans and Stara Zagora and Kazanlak. It has had some work done to it (kitchen re-plastered and re-tiled, garden tidied etc) but still needs some modernisation

The ground floor has large bedroom, wet room and kitchen/living area. Upstairs, accessed by external metal stairs there are two rooms and a terrace. There is also a lovely, wooden paneled tavern and storage room in the basement.

Whilst it is water tight and dry and perfectly habitable it does need some work - small roof repairs to replace edging tiles, replacement of some lose and rotten wooden slats around the edge, not sure if the boiler is still working for hot water, ideally new PVC windows.....

Property would make ideal holiday home for someone wanting somewhere they could live or stay comfortably but still offers potential for expansion and putting your own stamp on it.
