The house is a unique three-bedroom semi detached cottage. The original part of the building is dated from 1830; we have all the original paperwork and deeds from this time. We recently extended the one bedroom brick makers cottage and now have 2 double bedrooms and one single. The entire house is newly decorated and is in good order. The kitchen looks out on to the patio area and again down the garden and to the pond. The house is fully double-glazed and has central heating, we use LPG gas which is working out very cost efficient. The council tax is C band. The main garden provides a good safe area, ideal outdoor eating and has excellent views, a path goes down to the pond aside the well fenced paddock. There is a vegetable patch, greenhouse and soft fruit garden. A large garden shed provides adequate storage, or work area. The second paddock is used for winter grazing and there are plum and apple trees in the Orchard area. There are 2 well built wooden stables, which are sectional. These are situated on a concrete base as is the tack room and store. There are chicken coops and a goat pen as well as a third shelter/stable with rubber matting base. These buildings could have alternative purposes to suit fishing needs, i.e. tackle and bait stores or shelter for fishermen. The pond itself is 2 1/2 acres, and we own 2 acres of this. We have full fishing rights and can fish three of its banks. It is an exceptionally picturesque pond and has many beautiful plants and trees surrounding it. The pond has not been over fished and the fish are in excellent health and breeding well. It is a natural pond and there is a small breeding pond, which joins the main pond. Currently we allow friends, locals and regulars to fish the pond as we both work, but this could easily be opened up to more commercial fishing and become a lucrative business. We have a rear entrance to the car park for fisherman and there is a further gate to the far pegs. There are currently 14 pegs and one bank that could provide a further 5 or 6 pegs. We have retained many of the natural features of the pond and have good habitats for the fish and birds alike. We pride ourselves on working alongside nature and encouraging wildlife. The cottage is in a rural area but does have some neighbours and is close to local amenities, M62 links are excellent and Leeds is only 40 miles away, Hull around 15. The pond sits alongside the Market Weighton canal that provides excellent pike fishing, there are fantastic views of the Wolds and excellent out riding, bridle tracks and walks. Newport village centre is not far from the cottage and has a post office, butchers, restaurant, take-aways and other local shops as well as 3 pubs which serve good food. Howden, Brough and Beverley are close by. The property is unique with excellent business opportunities and beautiful views. The environment agency suggested that the pond could easily make between 20 and 30 thousand per annum from fishing alone, providing other baits, food and such like will only add to the income possibilities.
