|We wish to sell or swap our 4 bedroom 202m² home and business. Set in 8 acres, just 10 minutes from the beach.
Located in north east of Brazil, this region receives 300+ days of sunshine a year and has been the destination for Brazilians on holiday for years.
The house is situated at the end of a short lane with other Europeans already residing here on a permanent basis. There is a ever increasing ex-pat community here who have found their money goes a lot further here in Brazil. Although there are many nationalities here, the Swiss, French and Norwegians are well represented here. Many of these have successful businesses here. Others have holiday homes here which they rent out when they aren't using them.
Upstairs there are two en-suite double bedrooms with a shared balcony and large lounge area complete with sink and refrigerator. This has been used as rental accommodation to selected tourists visiting the area. This is the perfect area for guests to chill out after a day down at the beach. The rooms upstairs we rent for R$400-500 each per week (short term rental).
Downstairs there is a large Brazilian style kitchen with eye level cupboards and storage space. Fridge/freezer, 10kg capacity washing machine and a 6 burner gas cooker. There is also a handy under stairs storage space. A dining room, lounge, double en-suite bedroom, fourth double bedroom (currently used as an office) and a WC complete the downstairs floor.

Outside, to the front, is a wide terrace which overlooks the lakes. Imagine walking out your front door, down to your own private fishing lakes. With embedded hammock hooks, this is an ideal place for an afternoon siesta.
To the side is a recently constructed outside dining area, which will seat 10 comfortably and has a custom built BBQ, sink, counter tops and mini-fridges. Perfect for outdoor entertaining.

The garden is laid to lawn with sprinklers. There are many fruit trees including coconuts, mangoes, cashews, bananas and cherries. The year round warm climate is perfect for gardening! A large carport for two cars and 5 more useful outbuildings, suitable for workshops, hobby rooms, tool storage or chicken coops. Most with power, and two with power and water. (Would convert easily to staff cottage or extra accommodation).
This is a perfect place for nature lovers and bird watchers in particular as we have recorded well over 120 species visiting and no less than 20 species nesting here in the garden. Everything from tiny hummingbirds to great egrets standing over a meter tall.
There are small shops, a school, community center and church within walking distance. Taiba is 10 minutes by car where there are restaurants, doctors,a vet, a dentist, a gas station, ATM, pharmacies, grocery stores etc. The beach in Taiba is 10 minutes away and this area is popular with surfers and kite surfers from around the world. There are various festivals in Taiba including the Sao Pedro festival, Escargot festival, and is very popular during carnival and Christmas/New Years.
In Pecem, 17km away, there is a 24 hour walk-in medical clinic, gas stations, ATMs, post office.
The hospital, main banks and post office are 20km in Sao Goncalo where there is also a busy weekly market on Friday mornings.
Fortaleza, the state's capital, is 70km where there is an international airport. Direct flights from Europe and Miami. Fortaleza is Brazil's fifth largest city and anything you want can be found there.
We have planted 400+ dwarf coconut trees complete with micro irrigation on every tree. All pipework is buried for efficient ground maintenance. This is done with a sit on lawn mower, new rotavator, and brush cutter. Expected monthly income US$3000.00 plus. These will begin producing in 2017. We have a buyer for all the coconuts we currently produce from our mature trees. The running of the coconut business can be managed part time either by couple, or with a caretaker/gardener. The purchaser would also have the option of sub-dividing the land for residential development. It is unusual to find such a large plot of land so close to the beach.
