Well it is possible in the beautiful and unspoilt Apennines of Basilicata in southern Italy. Imagine the beauty of alpine scenery, the Amalfi Coast, fertile soils, real seasons and you are starting to get the picture. You can ski in winter and enjoy the splendour of the Southern Mediterranean climate in summer, but with cool mountain breezes. The smallholding is reached by a private track. It consists of a villa which is ready to move into and an old stone cottage which is ripe for renovation at a very reasonable cost. There are stables and animal pens, as well as a hay barn. There are 38 acres of land of which 8 are pasture (can be cultivated) and 30 are woodland (ideal for the wood-fired heating system in the villa). Both properties are gravity (no pumps)fed by mountain spring water and there are additional wells and tanks for animals/irrigation. The villa is 150m² and living is based on the upper level reached by a marble staircase leading to a large terrace (2.8m x 7.0m), which is perfect for outdoor dining and relaxing. There is access to the roof space from the terrace which continues onto a balcony that runs the entire length of the front of the house. A door from the terrace leads into the main living area consisting of: Large kitchen/dining room (4.5m x 5.0m) with typical Italian corner fireplace (backboiler for heating/water). Attached to the cottage are 2 large stone stables/stalls, 2 smaller animal sheds and a hay barn. There is also an additional stable/pen in the field in front of the villa. There are various fruit and nut trees including: cherry, apricot, pear, apple, persimmon, plum, walnut and chestnut. The cherry crop this year was in excess of 50kg (from only 3 trees). The extensive woodland is deciduous consisting of mainly beech, chestnut and various other varieties. The land is extremely fertile and at the moment is laid to pasture. 100% agricultural grants are available (subject to conditions) and also grants for Agritourism, which is very popular in Italy. The properties are ideally suited for either of these purposes. At the moment there is an optional grazing arrangement (sheep and goats) with a friendly neighbour who produces Pecorino cheese. Location Location Location The property is surrounded by the magnificent mountains of the Southern Apennines. The land in front of the property is bounded by a stream. The area in which the property is situated is known as the Val D'Agri. It is an up and coming location due to the discovery of oil near Viggiano and Villa D'Agri. Consequently property prices are beginning to rise as more money for infrastructure is poured into the area - so it is an ideal time to buy. The property is in a peaceful and tranquil area but has easy access to all services at Moliterno, the nearest town, including schools (there is a school bus from the top of the track), doctors, supermarket, shops, banks, sports facilities (including indoor/outdoor swimming pool), library, petrol etc and a market for fruit/veg every Friday morning. For serious shopping eg IKEA, Salerno is just under 2 hours away. There is a small shop (about 5 minutes drive from the house) that sells basics. It takes about an hour to get to the coast near Maratea, where there are sandy beaches with beautiful clear water, as well as rocky coves, harbours/marinas and resort facilities. The ski resort of Monte Sirino is about 20 minutes drive. The nearest international airport is at Naples approximately 2 hours away. There are train services from Maratea or Sapri to Naples, Rome and beyond – even Sicily. The neighbours are very friendly, hospitable and helpful, the nearest is approximately 200m from the property. There is very little crime. There are a few English people within an hour’s drive, although this area remains largely undiscovered by the Brits. The land is very fertile and although we do not have a vineyard, several of our neighbours do. Apparently vines do very well on the slopes of the mountain. Some crops are limited by the altitude eg it is too high to grow olives or citrus fruit. It is also ideal for an orto (Italian vegetable garden). The climate is delightful. At such an high altitude we are several degrees cooler than on the coast which can reach 30-35°C in the summer. In the winter there is enough snow for skiing and other winter sports.
