| The Mountain Smallholding - a super house and selection of barns set in 12,190m2 ( 3.012 acres) of useful land, surrounded by stunning mountain views, simply wonderful! This part of Bulgaria is lush, green and fertile with easy access and plenty of freedom. Our site has plenty of helpful information, www.offbeatbulgaria.eu and search for 'smallholding'. As with most of our smallholdings, more land is usually available for sale or very low rent. Great value from this huge chunk of land in this dreamy location and the house has great character as well as being solid and an easy repair. Accessed through the desirable village of Lopyan, the track leads up to the smallholding, where the land is more rolling hills than steep and mountainous, although there are plenty of surrounding mountains for dramatic effect. The property is supplied with electricity and mains water is nearby to supplement the natural spring. The land has some young woodland, but is mainly open pasture and has been very productive in times gone by.......your chance to get things happening again! The views are stunning, better than my photos and make this a very special place indeed. There are other farmhouses visible in the distance for a sense of community, but this is those who want to get away from it all. It`s also a practical choice, as access is good and it`s just over an hours drive from Sofia and its year-round discount flights, so you and your guests can make full use of the place, whatever you may have in mind. And practical in that the house doesn`t need major repairs, just adapting to modern use, whilst keeping the traditional character...... Lopyan itself is a village situated in a very picturesque valley, surrounded by wooded slopes and flat tracks between the hills. It`s near the towns of Etropole and Pravets for practicality and has easy year-round access, making any home here very useable. It has five or six shops, cafes and pubs, plus a post office on the village square, and a lively feel. The Stara Reka, or Old River runs through the middle and one of the bars in particular makes the most of its location. The road is nice and quiet as there is little through traffic as the road stops after the village and becomes a track , so people tend to go the other way.....perfect for gentle cycling or walking the maze of paths in the hills and along the river. Nearby is perhaps the finest café/restaurant in Bulgaria, which you will, like us, find all sorts of excuses to visit. Within 10 km are 3 important and beautiful monasteries, one with a waterfall, not to mention the small ski facilities of Etropole. No wonder then, that the area is increasingly in demand by Sofians and prices are on the rise, but still, rather surprisingly, affordable. Recommended! |
