Beautiful 4 bed organic smallholding in a stunning little corner of northern France, including a lovely 2 bedroom gite (see link to website). The old farmhouse dates back to the turn of the 20th century, and the gite was converted from a barn in 2002.

The land consists of a large garden with flower beds and lawns gently sloping down to an abundant orchard of apple, pear, cherry, plum, peach,walnut and apricot trees.

Just beyond the garden is an area we put to a large vegetable garden, with established, (and delicious) raspberries, and blackcurrants. The land is rich and fertile, and we have found it easy to live off this plentiful veg garden. Beyond this is a sizeable meadow left for wild flowers, but could be a happy and tasty home to sheep, goats or a small pony.

To one side of the garden is another little paddock with young plum trees and it was once home to some hens.

The house is a south-facing traditional single story farmhouse with two downstairs bedrooms 4 x 2.7m, a bathroom 2.4 x 1.9m , toilet, kitchen 6 x 3.55m and living room 5.6 x 5.2m. There is a woodburning cookstove in the kitchen and a woodburner in the living room. There is an oil tank and pipework for central heating, but we haven't connected it up to use ourselves.

Upstairs, however, there are a further two bedrooms 5.6 x 2.7m and 5.5 x 2.8m, in the loft that has begun to be converted. One has skylights and the other a lovely old dormer window overlooking the village church. There is also space for a study or further bathroom as well as permission to convert more loft space of approximately 6 x 5.3m. (skylight for this is already in place) It has a pleasing blend of the old traditional with complimentary modern creativity. It is truly a fun project alongside being such a relaxing place to live and work.

Outside the front of the house, there is a large gravel area for parking several cars, serving both the house and gite.

Alongside the house are 3 adjoining outbuildings. There are two closed barns, one currently used for storage 7.4 x 2.9m and one as a workshop 7.4 x 6.2m. There is also a beautiful open barn 12.1 x 6.2m where we store our wood and have a swing for the children to play on. This is also a peaceful place to sit and soak up the sun as it pours in, particularly on glorious winter mornings.

The gite, which can be viewed in more detail on the website is at right angles to the house, and separate from it, with its own front garden and patio at the back. It has been holiday home to many couples, families and small groups, who have commented on the peaceful and relaxing time they have spent here. At present the business is dormant.

This picturesque holding is in the heart of a tiny village, near to the church and Marie and overlooking the village lake. It is just 7km from the small market town of Villaines la Juhel, which is a healthy walk and easy cycle ride to get to along the quiet country lanes. We are surrounded by forest, with its many paths and bridle ways and rolling countryside, offering both interesting wild flora and fauna.

We are 1 1/2 hours drive from the port of Caen, and Rennes or Tours airports are about 2 hours drive away. For larger towns there is Alencon 30km, Mayenne 30km and Le Mans 70km.

This is an ideal home from which one could live off the land, alongside a holiday cottage business, whilst working on and expanding the living areas and business possibilities.
