This property is in good order throughout and ready to move into having been completely renovated in 2016. It was going to be our last property, but unfortunately ill health and family issues now require a major change in our life plans which include a permanent move back to the UK.
The property is located at the end of a quiet lane, in a small village (Pogancec) of approx 30 other farms just ten minutes drive from a good sized town (Vrbovec) with hospital, banks, supermarkets, shops, schools, station etc. The capital city of Zagreb and international airport are only 35 mins drive away. A good tarmac road runs from the town to the village and a new motorway runs between the town and Zagreb city and the airport.
The property comprises of a large, fully restored farmhouse with a ground floor dining hall, large living room, good sized kitchen, WC/shower/wet room and double bedroom. Upstairs are two single bedrooms, a large family bathroom and a master bedroom suite with sitting / dressing area and built in wardrobes.
A door from the ground floor hallway leads down to a large, two room basement/root cellar/store /summer kitchen area, which has its own access from the terrace and gardens.
There is a brick built garage/workshop and front 4 car driveway with double metal gates and a covered double pergola for shaded parking. Behind the garage is space for a large chicken coop and chicken run.
The farmhouse faces South/South East so benefits from early morning sun and lovely sunsets. Views from the kitchen, dining hall, living room, main bedrooms and terraces are across a grassland valley to established forest in the distance. Other rooms also benefit from valley views to the mountains behind Zagreb. The land and garden areas are in full sunlight most of the day and provide excellent growing areas.
The main one acre walled/fenced in garden surrounds the farmhouse and includes a 10m x 5m "freshwater" swimming pool with integrated aquaponics and hydroponics filtration system, although this will need to be overhauled and restocked back to full use. Full instructions and help in organising this will be included if required. There is a distributed rainwater collection system with tanks in place which collect and hold approx 4000 ltrs.
The orchard includes 5 large walnut trees, 25 plum trees, 3 cherry trees, 1 quince tree, 2 pear trees, 2 eating apple trees, 1 cooking apple tree, 1 large chestnut and 1 large and 1 small oak tree. There are 3 main allotment areas of 40m x 25m, 40m x 15m and 50m x 20m. Outside the main garden area are a further 4 acres of gently sloping agricultural land currently rented to a neighbour for grazing sheep. Opposite the farmhouse is further 1.5 acres of gently sloping and terraced land with a brick built workshop/store building. (NOTE: While this extra 1.5 acres of land is included "historically" with the property, it does not show up on the deeds but is for the sole use of the property owner and is ideal for allotments, orchards or woodland planting.
The farm has its own fresh water well (120' deep) which was cleaned and restored in 2015 and also a backup supply from the village mains water. Heating and hot water are supplied from a new (2016) gas boiler and private 2500 ltr LPG tank. Electricity is from the national mains supply. There is a wood burning fire in the living room and another in the basement summer kitchen area. There is also a brick built outside BBQ.
We originally picked this property for its size, position, location and views, none of which have changed. The smallholding is the last house at the end of the village lane, in a small village and forms part of a nice local community. The village itself is just outside a decent sized town and the nearest airport and city are easily reached in under 40 minutes. Everything is nearby for general day to day living needs and in case of an emergency. Much of the furniture will be included if we reach the asking price, or can be bought separately if wanted.
There are 20 - 30 other British and European "Expats" living in the local area (2 - 10 miles) and informal meet ups and gets together are often arranged at which the new owner would be made most welcome.
This is a great family home in a lovely setting, we are confident that the new owners will enjoy it a great deal.

The Serious Bits:
We are open to sensible and serious offers, but the asking price has already been set very low and well under what it has cost us to buy and restore. No stupid offers please! Only offer if you can raise the funds to complete within a reasonable time period of under 6 months.
As required by Croatian law for foreign buyers, the property is owned within a private limited company which is included in the sale. This company arrangement allows the property owner to legally run a business in Croatia if they so wish and therefore can offset certain expenses and obtain vat refunds if due. An accountant deals with all the monthly and annual paperwork for the company which costs E50 (Euros) per month and this would need to be maintained to conform with current legislation.
Contracts need to be be signed in person, in Croatia at a Notary or Lawyers office. The buyers legal costs (Lawyer and Notary) would be approx E1750 (Euros) in total and paid on the date of the sale/purchase by cash or most credit/debit cards.
Acceptable currencies for purchase would be Euros or Kuna in Croatia or Pounds Sterling in the UK via by bank transfer in the standard way. (Or an agreed mix of currencies)
A substantial discount would be considered for anyone paying in Bitcoin (BTC) or Ethereum (ETH) tokens as no bank fees, exchange rate taxes or currency transfer costs would be incurred.
Viewing can be arranged at most times throughout 2017/2018 but will be strictly by appointment only.
Staying at the property during a buyers inspection visit could be arranged for serious buyers, please contact us for further details. Alternatively 3* hotels in the local town charge between E45 Euros and E60 Euros per night for a double room with en-suite facilities.
Daily flights to Croatia (Zagreb) depart from London Gatwick and London Heathrow using Croatian Airlines and British Airways.
Other low cost airlines operate at various times throughout the tourist seasons and depart from some other UK airports.
All doors and windows are double glazed and also have external, adjustable shutters. The roof is fully insulated with 80mm of stiropor insulation and 50mm insulation is installed in all the walls. There is 30mm insulation fitted under all the timber floors.
