|Semi detached bungalow with recent loft conversion. 91 square metres in total. 6 rooms downstairs and 3 rooms upstairs. The house has had a new boiler, two new living flame high efficiency gas fires and has been re wired and re plumbed in the last few years.
The land consists of front and back gardens and additional land to the rear, adjacent to the back garden. The additional land consists of a central pen with three interconnecting small paddocks off it. The area is mainly wooded but there are some areas around the perimeter which could be used for growing fruits or vegetables if wished. The trees are mainly oak trees. There is a field shelter, a pig/sheep ark and a shed on this land. The land is very suitable for pigs or chickens but could also be used for other animals. It is currently home to a pony and five sheep but I buy forage for them all year round. The land slopes.
The back garden has a good number of apple and plum trees and also some elderberry and soft fruit bushes. The plums and apples ripen well. There are two sheds in the garden and two small chicken houses.

Sitting room with window to front and radiator. This room could be used instead as a bedroom. Small morning room with window to side and radiator.

Upstairs there is a main room with two smaller rooms off it. Both the smaller rooms have a radiator and a roof window. One of the rooms is a bathroom and has a freestanding bath with lion's feet and a mixer tap. There is also a basin and toilet.
The main room has three roof windows. There is some finishing off required upstairs. There are beams upstairs which do limit the usable space. The house offers flexible accommodation, ideal for a couple with hobbies or who wish to work from home. The morning room could easily be joined into the kitchen but because of the design and structure of the house it is not possible to knock down lots of walls and make it open plan.
The house is two miles NW of Halifax and has a view of a field with horses in it to the front and winter views over the valley Mount Tabor to the rear. In summer the rear views are obscured by the trees.
The gardens and land have lots of visiting wildlife especially owls but also tree creepers, wrens, woodpeckers, foxes and deers. Halifax has all the usual facilities and has a train station from where there are three direct trains a day to London as well as regular trains to York, Manchester, Blackburn, Blackpool and Leeds.
The house itself is on a bus route with frequent buses to the town centre. The house is very open to any reasonable offers.
