Our freehold property is located in the small, rural village Beachampton which is a quiet hamlet/village that dates back to 1086 and it's Saxon name means : Home farm by a stream.

Though we are located in prime rural Buckinghamshire we are just a few miles from the Historic towns of Stony Stratford and Buckingham and the modern city of Milton Keynes is just 15 minutes drive away from the house.

Beachampton and it's surrounding areas is steeped in history and recorded in the Doomsday Book so dates back to 1086 when it was recorded as Bechentone..

Ok, we are not a smallholding but the house itself is a lovely 1930's, brick built, 3 bedroom, semi-detached, south/west facing, with a long and very workable rear garden that is over 100 feet long. The front offers a good view over open fields which holds cattle and sheep most of the year so we also get to see the lambs in Spring and the pleasure of seeing the occassional deer, and all just a few feet from our front door. What we have really is delightful and perfect for anyone looking for something that is very manageable yet offers a healthy outdoor gardening and growing lifestyle.

Until recently we had fully utilised the garden for part self sufficiency and kept 8 chickens for many years who produced fantastic fresh eggs for us throughout each year. At the same time we were maintaining a large vegetable patch which produced various vegetables, onions, carrots, potatoes, lettuce, cabbage etc. The veggie patch is now grassed over but if dug over would provide excellent and instant fertile soil for growing. We also have a large patio area that can house pots, plants and more.

There are fruit trees in the rear garden of apple, plum and pear which we still use for making home made jams and puddings. We also have Gooseberry and Blackcurrant bushes and rhubarb that crops each year and there is a nice sized shed for keeping garden tools and feed etc with plenty of space for a small polytunnel or just a regular greenhouse.

There's an open grated fire with glass door in the living room and we have a dedicated coal house for coal storage and deliveries of coal and logs, there is also an extra outside loo.

There are local farms around the area for local produce and the nearest is Hall Farm which is located on the edge of the village in Beachampton. Hall Farm supplies home reared meat and poultry plus the farmer allows children and families to visit the farm to view the animals and cattle. Hall farm was reputedly once the home of Catherine Parr who was married to King Henry VIII.

Two minutes walk offers a quiet and very nice local pub called The Bell. They provide excellent pub food, overnight accommodation, ample parking and a well maintained beer garden which can be used for family events on request. There is also a lovely Bed and Breakfast in the village.

Our property is located in a cul-de-sac and overlooks South West onto a small green and then open fields. With so much land surrounding the village, the chances of purchasing or renting very local additional land from a local farmer is probably very good but we haven't as yet made our own enquiries about this as we were more than happy with the garden itself as it was plenty for us but we know of land that has been purchased near the church in the village and was turned into a small trout lake.

Anyone interested in a rural property that is close to local towns, has a nicely sized plot of land but without too much upkeep should seriously consider what we have to offer for growing veggies, keeping chickens, utilising fruit trees etc and of course having a real coal fire and living life rurally, yet still being close to other people at the same time.

Beachampton really is a lovely place to live and great for a family, we have spent many happy years here. The house is also in an area which holds it's value as this area of Buckinghamshire is very desirable to buyers in general.



As well as 2 timber garden sheds, we also have a stone outbuilding next to the house which we have started to convert into office space and this could easily be utilised as a home office or just for regular clean and dry storage space. For anyone needing more space or units to work from, literally 5 minutes down the road is a small estate of offices and units that can be let at good prices from a local farmer, Milton Keynes is normally a haven for employment anyway (disregarding this recession) so in normal times there is always plenty of work not too far away and it's always a pleasure coming home as it is so peacefull and seems like miles away from city life yet really is not far at all.
