Our 200 year old house and four acres has lacked tlc for the past few years. We are offering the holding at a very low rent as we do not have the time or funds to maintain it. The rent is £100/week.

This is a Farm Business Tenancy so you have to farm, not just keep pets and horses. There is not enough land for cows or horses and we request that you have a firm business plan, not just a dream. We will expect a full tenant check done on you by Experian and we will be undertaking inspections at least once a year with 24 hours notice.



The house has three bedrooms. One has to be walked through to get to the main bedroom and makes a great dressing room or office. We did at one time put in a partition in the room below to make an extra bedroom and this could easily be reinstated.

The kitchen diner could easily be converted into two more bedrooms if you have a big family. The kitchen is currently in there but it could easily be moved to the old kitchen area at the back or the main part of the house.

The house has the old part (original house), an annex and a converted barn.

The main house has a living room and potential back kitchen downstairs.

The annex is a bedroom with en suite. This has a private door, wheelchair access and is disabled converted.

The house needs work. We didn't realize that a drain at the back was blocked so water has caused some plaster damage. Also, the heating was faulty before it was replaced so some of the rooms could benefit from repainting.

The heating system is new and runs on oil.

The water is from a borehole and a new pump was installed on the field last year.

The house needs a good clean through and the rent reflects this.

The land is four acres which has been used for goats, pigs and poultry.

Three years ago we had a barn, goat house and kennels built. The goat house and kennels are both breeze block built, thirty feet long and built so that they can have a soil roof or raised beds on them. The barn is about twenty eight feet, breeze block and wood.

The land has been improved with composting. There is compost waiting for this year's crops if you are interested in growing vegetables.

The views of Cardigan Bay and a nearby lake are stunning. The elevated position gives you a commanding view of the surrounding countryside.

If you are just starting out on your smallholding adventure this could be the best way to get your business started. The low rent is an asset and the place is already mostly set up so if you want to keep pigs or goats etc straight away, you can.

At the moment there are two Shetland ponies keeping the grass down. One comes with the property. His mother will leave when he has company.

There are three pig arcs there. If you buy us one new insulated one with a floor we will leave them. Similarly there are the rings of two ten foot wide polytunnels which we will leave for a contribution towards our new one.

Beside the house is a small stone barn which friends turned into a play tavern. We could leave it like that. It has been used for storage.

The area is interesting. There is a standing stone in the field almost opposite and lovely walks on common land near the lake.

The tenancy is a five year farm business tenancy (tenant pays for agreement). It runs from 1 October 2016. It is a full repairing tenancy.

At the end of the tenancy the house will be offered for sale so you may be able to buy it.

All the possibilities are there. You just need to roll up your sleeves, get the mop bucket and mucking out fork out and build your dream.
